Having professional service providers in your corner is imperative to successfully navigating the summer rental season. All rental homes should have a caretaker or property manager retained, a house cleaner scheduled for each of your turnover days as well as rubbish removal contracted for a couple of times per week.
Caretaker / Property Manager
Having a caretaker who is actively available to check your home on turnover days, as well as be able to respond in a timely manner should emergencies arise, is imperative to renting your home on Nantucket. Those trusted providers will be your advocate and the person best equipped to rectify any situation in your best interest. All caretaking contracts are different so it is best to be clear with your caretaker about what you are expecting them to be responsible for. If you are planning to rent for the first time, it would behoove you to have a conversation with your caretaker to ensure they are willing to accommodate this change in service. With the new local Town of Nantucket Short-Term Rental Regulations, it is also mandatory that you have a person on the island and available to be on-site within 2 hours should issues arise. House Cleaners
Having your home professionally cleaned prior to and after each tenant is the expectation of short-term rentals on Nantucket. A deep spring clean should be scheduled prior to your first tenant of the season and then after each guest checks out. For rental periods longer than one week, mid-stay cleanings may be requested and negotiated along with the original lease terms. We request that you provide us with the maximum number of cleaning hours you are willing to pay for, to include with the weekly rate. This will be included in your lease. Not sure what to put? Rubbish Removal
As you may be aware, on Nantucket, there is no municipal rubbish removal. Therefore, a homeowner must contract with a private rubbish removal company. There are several great options such as Reis Trucking, Santos Rubbish Removal, and Island Rubbish. Pick-ups should be scheduled in advance for the season,n and it is customary that pick-ups occur at least two times per week. As we all know, Nantucket's landfill has very strict sorting requirements that your tenants will need to be aware of.
