NANTUCKET VACATION RENTALS

Once you have chosen the perfect vacation rental for your travel party, it is time to book it!
Your agent will take the lead from here and facilitate the communications between the homeowner and you, the tenant.
The Lease
- Each Nantucket real estate agency has its own standard lease contract and some homeowners will have their own format as well.
- Your agent will fill out the lease and make sure that all information is accurate and complete before sending on for signatures
- Once signed by the tenant and homeowner, these leases are legally binding contracts. Be sure to read through the language to make sure you are comfortable with all terms and conditions before signing. Because these are legally binding contacts, if you are unsure of the language or terms, please consult your legal counsel for an explanation before signing.
Payments
- The first payment, as stated in the lease, is due upon signing and is expected within 7 days of signing.
- A schedule of future payments will be included in the lease for your reference.
- Your agent will send you payment reminders to help you stay on schedule. Late or delayed payments may have consequences and are stated in the lease.
- If you are booking a last-minute rental and your check-in is within 30 days of signing the lease, full payment will be due immediately via credit card or wire transfer.
- Payment types accepted are Check, Wire Transfer, or Credit Card. Credit Card payments will include a 3% processing fee on top of the amount due.
Cancellation Policy
- When booking a hotel room, if you cancel 24 hours ahead of check-in that hotel is likely to be able to rebook the room quickly or have factored a certain amount of cancellations into their operating budget. Vacation rentals are not as easily rebooked last minute and so may have more stringent cancellation policies.
- Each lease will be slightly different with its cancellation policy, so be sure to read that part thoroughly to understand your rights and responsibilities.
- If some extraordinary event happens in your life and you are unable to travel for your rental period, it is always good to speak with your agent as soon as possible. Although you are legally bound to the terms of the lease, there is always a chance that your rental period may be re-rented or some other arrangement made. We do understand that life happens sometimes and will do our best to work with you to produce a result satisfactory to all parties.
