Renting Your Home on Nantucket – What You Need To Know
Renting Your Home for 14 Days or Less per Year
If you are renting your Nantucket home for 14 days or less total per calendar year, you are not required to have a Town of Nantucket STR Permit, but you must register with the State and there are a few important regulations you need to follow to stay compliant. Below is a clear list of what you need to know for this rental category.
STATE OF MASSACHUSETTS REQUIREMENTS
- A one-time registration is required with the Commonwealth of Massachusetts on MassTaxConnect to obtain a Room Occupancy Tax Certificate
- Claim the 14 Day Tax Exemption on MassTaxConnect annually before January 15th so that your tenants do not have to pay the Room Occupancy Tax on their leases with you.
- If you rent your home through our brokerage, we handle the State filing for your leases. If you choose to rent on your own or use another third party, you may have to submit filings yourself. Please check with that third party or your tax advisor for guidance.
TOWN OF NANTUCKET REQUIREMENTS
- No Registration requirements, you are exempt from Nantucket STR regulations
- Compliance with local health and safety rental standards
