Renting Your Home on Nantucket – What You Need To Know
Short-Term Renting Your Nantucket Home
Leases of 1-31 Days and For More Than 14 Days per Year
On Nantucket, renting out your home to visitors has been part of island life since the 1800s. In recent years, both the Commonwealth of Massachusetts and the Town of Nantucket have introduced specific short-term rental regulations and taxes designed to protect guests and maintain fair and safe rental practices. As a homeowner offering your property as a Short-Term Rental (STR), it’s important to understand what is required of you to remain compliant. The lists below outline the steps and obligations you must follow under both State and Town requirements.
STATE OF MASSACHUSETTS REQUIREMENTS
- A one-time registration is required with the Commonwealth of Massachusetts on MassTaxConnect to obtain a Room Occupancy Tax Certificate
- If you rent your home through our brokerage, we handle the State filing & remittance of taxes for your leases. If you choose to rent on your own or use another third party, you may have to submit filings & taxes yourself. Please check with that third party or your tax advisor for guidance.
